Property Tax Calculator

Property tax assessments serve as the basis for three levels of property taxes in Allegheny County: county, municipal, and school district.  The tax amount is determined by both the property’s assessed market value and the applicable millage rate.  Mileage is the tax rate expressed in mills (thousandths of a dollar) per dollar.   For instance, 1 mill = 0.001; 5.69 = 0.00569.  A millage rate of 1 (one) mill means that you pay $1.00 (one dollar) in taxes for every $1,000.00 (one thousand dollars) of assessed value.

The Allegheny County Council sets the tax millage rates for Allegheny County.  Individual municipalities set municipal tax millages.  Local school boards set school tax millages. The total amount of property taxes you pay will be the combination of your assessed property value and the millage rates of the county, municipality and school district in which you live.

For example, if your home has an assessed value of $100,000 and your municipality has set a new millage rate of 4 mills, your property tax bill would be $400.

To calculate your tax bill: First, convert the millage rate to its decimal equivalent to make the multiplication easier. [4 mills X .001 = .004 ] Then, multiply your assessed value ($100,000) by the decimal equivalent of the millage rate (.004) to determine your tax bill. [$100,000 X .004 = $400]

The 2012 Allegheny County Millage rate is 5.69 mills or $569.00 per $100,000.00 valuation

Homestead/Farmstead Exclusion

The Homestead/Farmstead Exclusion Act (Act 50) is the exclusion of $15,000 in assessed value to real property. The amount of county real property tax owed by any taxpayer is the tax rate (measured in mills) multiplied by the assessed value of said property.  Therefore, if the Homestead/Farmstead Exclusion applies to your property, the assessed value (less the exclusion amount) should always be used when calculating your county tax bill.

For municipal and school taxes, each local office determines whether its municipal and school property tax will be based on the County Assessed value (which includes the Homestead discount) or the Full Market Value.  Other exclusions or applicable discounts may apply, e.g. early payment discounts.  Therefore, to determine the appropriate value and other factors relevant to your calculation, you should contact your local municipal tax office.  Many of them also feature user-friendly websites that provide this and other valuable information.
